North London Landlords Investing in Energy Efficiency as New EPC Rules & Funding Initiatives Announced

LONDON, GREATER LONDON, UNITED KINGDOM, March 5, 2026 /EINPresswire.com/ -- Following the Government’s confirmation on 21 January 2026 that all private rental properties must meet EPC C by October 2030, Portland Estate Agents is highlighting how proactive energy efficiency improvements are already delivering financial benefits for property owners across Brent and Camden.
The Government’s Warm Homes Plan, published in January 2026, sets out clear requirements: landlords in England and Wales must ensure their properties achieve an EPC rating equivalent to C or register a valid exemption. A cost cap of £10,000 has been confirmed, with expenditure from 1 October 2025 counting towards this threshold.
“The landlords who started making improvements last year are now in a strong position,” said Darren Somaiya, head of Portland Estate Agents. “They’ve locked in their spending against the cost cap, avoided the rush, and their properties are already more appealing to tenants who face rising energy costs.”
Portland Estate Agents are keen to remind landlords that properties with higher EPC ratings command significant premiums. For example, properties upgraded from EPC D to C may see value increases of around three per cent, whilst improvements from F or G to C may show uplifts of around fifteen per cent (Rightmove, Greener Homes Report 2023).
Simple improvements deliver major gains for landlords
The new EPC assessment framework will emphasise how well properties retain heat and the efficiency of heating systems. Smart thermostats, solar panels, and heat pumps will score favourably under the new way EPCs are scored.
Darren Somaiya comments once again: “For many Victorian and Edwardian properties typical of North West London, straightforward measures can make a meaningful difference. Even installing 270mm of roof insulation where none exists could improve an EPC rating by ten to fifteen points.”
Landlords should take advantage of ‘Warm Homes’ funding now
The Government’s ‘Warm Homes: Local Grant’ scheme, which began delivery in 2025, offers up to £15,000 for energy efficiency improvements and a further £15,000 for low-carbon heating installations. Private landlords can receive full funding for their first eligible property, with a fifty per cent contribution required for additional properties. The scheme runs until March 2028 and is being delivered through local authorities, including those in the Greater London Authority consortium covering Camden.
“The financial case for early action is clear,” Mr Somaiya noted. “Landlords who wait until 2029 or 2030 will face higher contractor costs, longer lead times, and potential void periods whilst work is carried out. Those who plan now can take advantage of available grants and spread their investment over several years.”
Portland Estate Agents advises landlords to obtain a current EPC assessment, identify which improvements would deliver the greatest rating uplift, and develop a phased improvement plan that takes advantage of grant funding whilst managing cash flow. Properties that achieve EPC C before 1 October 2029 using the current assessment methodology will be deemed compliant until their certificate expires.
